I have just returned from a long visit to Tampa and Sarasota, and the prices are tumbling.
I saw a lot of great bargains, now the question is do I go through the performance of getting a mortgage, or eating into my capital and paying cash.
I met 2 families on E2 visas, and I am sad to say they were both going home.
This visa sounds pretty deadly.

Avoid deed restricted areas. They are soooo anal. They look so pretty and inviting, but buyer beware!!!!!! Also go to places when kids are out of school so you get an idea of what other peoples little darlings are like. Some can be really nasty, noisy, gits! Some of you may be lucky and have a nice experience with deed restrictions. The one we lived on had soooo may do's and don'ts even down to the color and type of plant. It all had to fit with the color scheme. One of our turning points was when we received a letter telling everyone that they had to paint the lamp post black by a certain date of face a $50 per day fine after the said date. Also couldn't water grass unless it was your set day. You would get a letter for unkept grass or the red mulch fading. You never truely own a house there!

I live in deed restrictions...but made sure it was stuff I could live with...without it you can end up with problems you really don't want ...you have to get the right mix...just enough to keep the place nice...but not enough so people can't put their own stamp on the place..

I just keep remembering that episode of the X Files where there's that community that have the worlds most murderous Home Owners Assocsiation - and Mulder puts a pink plastic flamingo on the lawn......
That sort of thing is a bit terrifying - imagine buying your dream place only to find out if you change anything the previous occupants (who had a taste bybass) put in you're be tarred, feathered and shoved in the community pool....

We have pink flamingo's...funny enough there is a little known Cape law that says you can't have them in your front garden deeded or not....
Few places are that bad..but sometimes you wish they were...more so when 4 families move in next door...and the old cars start going up on bricks...

Have you heard about the story of the pink flamingo man in celebration??
apparantly in the middle of the night he would put pink flamingos on people's front lawns. he did this for months and nobody knew who it was, and still dont to this day. it went on for months.
people were shocked apparantly as it couldnt happen in CELEBRATION! these things just dont......happen in CELEBRATION;)
and the story has gone down as the Pink Flamingo Man in history!

You'll have to let us know where this home is to give us an idea of it's true value. Kissimmee is a huge place as far as 4 bed homes go.
I'm very interested. ...but surprised that a 1700 sq ft home has a 20 x 40 pool, under five years old.
To build this pool alone, would be around a third of the cost of the whole house???
You can PM me if you don't want to disclose an address in open forum.
Thanks,

HOA's all over America will be hunting you down now.....
Could be worse, there's a place near us with a lifesize plastic donkey - INSIDE THE HOUSE!!! There's a special place for people like like, with rubber wallpaper and a snug new jacket.
Also one of those gardens where the homeowner has gone nuts in the grden section at the poundstore - there's plactic badgers, chipmucks, toads, deer - all wearing clothes......
The inhumanity of it all......

I lived in HOA in the UK...and in the USA...hubby is President of the one we have in MA..
We had a neighbour in FL who had wooden animals in her garden...along with a runway of lights...where are the HOA when you need them...

When I recomened expatsvoice to you and said they have a for sale and wanted section, I thought you would of at least put a few posts on and introduced yourself etc, alot of people have welcome you to the site, but you have just used it for the classified ads, a bit naughty I would say.

I wouldn't worry about it Jay.
The ad will never sell this house. Not enough info.
The housing market is bad enough right now, so my advice to anyone thinking of selling is get the help of a good Realtor.
Avoid the possibilities of being strung along by this buyer and that buyer etc. It's a quagmire that you'll wish you'd avoided.
Kindest Regards,
Bobby

Hello - opps i should've put that in - our house is in Crescent Lakes - the zip code is 34758.
The pool and decking a lone cost over $65,000! We wanted a pool and decking that was BIG. We go scuba diving at the bottom (being 8ft deep) its the best way to properly clean it.

i'm sorry you don't think there is enough info.
I have paid $4,000 to BuyOwner to advertise my property and this is the information that they wrote. So maybe i should tell BuyOwner that their ad won't sell my property.
You can see the listing on BuyOwners website if you wish - i thought i would get that blanked out if i promoted another site.

Yep, ..you can try that.
...but my point was that you didn't post enough info on this forum in the advert. The first thing someone wants to know when you offer a house for sale, is it's location.
Not trying to slate your efforts to sell your house, I know how difficult it is right now.
....and of course you probably have enough going on, so sorry to get picky, ...but as a real estate investor I was trying to point you in the right direction. If we know where it is, then it may create an interest.
If you are trying to sell the house quickly then you'll have to drastically reduce the price. You are comparable with any other house in Crescent Lakes right now, ...if not, a little higher, so unless someone specifically wants a huge pool and a smaller house for the money, then it's a long waiting game.
We have a 4 bed pool home slightly larger than that, and closer to Disney, in a gated community. Priced $40,000 less than yours, and we can't get a buyer.
I know that this isn't what you want to hear, but I thought I'd give you the info in case you haven't spoken to anyone who can tell you what your home is actually worth "in today's market" .....(NOT what we thought it was going to be worth a year ago).
Regards,
Bobby

the double whammy is that property has decresed in value AND the dollar has weakened so whatever you came with to US is worth so much less now if you have to go back to the UK (where property prices continue to escalate)
