Annie, do you have it with a Realtor? And can you not advertise it on here and other similar boards?

Are you getting any feedback at all on why it's not moving? Just interested, as I'm about to put my house on the market. Not a good time, I know. :(

How about getting people to buy tickets for say $100 to win it? You may well get what you want then $ wise to get rid of it.

Jay,

We had the same problem and under our warranty [not usre if you have one] they came out had a look and all that had to be replaced was the bulb at the back, if you are out of warranty not sure how much this would cost, but whoever decides to take you up on your offer then I thought they might like to know.

we got the council to give us 20k plus to move out...I kid you not...the place was not worth 5k if that...we could not of made that much on a place in a few years if we had owned it...

Tina, we do have it with a local Realtor, in actual fact she is well known in our area and has sold many houses on our development over the years so went with her but unfortunately because everything has gone pear shaped over there with sooo many cheap houses up for sale, even though we have dropped ours time and time again, there is only so much that you are willing to drop and tbh I am not about to give it away - will just have to ride the storm I think. Perhaps not the right thing to do but I feel it is worth what we have it up for at the moment, although we would drop it a bit more - at the moment it is up for $219,000 - it's a 3/2 with pool on quarter acre and the development is quite small compared to some - with trees - so quite countrified. If anybody wants to see it it is on Overton Realty and the development is called Doral Woods. At the moment our pool area and lanai need jet washing but according to the guy who is meant to be doing it the weather has been sooo bad it is a waste of time. I really hate the thought of it being left unloved and uncared for, but no other choice really.

Britcan, what a brilliant idea - how would that work - excuse me for being thick - I've lost the plot tonight!!!!

Annie,
I know Doral Woods, we're in Cypress Woods down in Poinciana. Just to let you know and probably depress you as well, cos it depressed me .. a realtor emailed their newsletter. She had a 4/4 2 story in a separate gated part of the already gated Bellalogo on Pleasant Hill Rd. The house has pool, tile etc and is 2900 sq ft. The house is meditereanean style with tile roofs and sits clsoe to the beautiful clubhouse and pool area. It was on the market for $385,000 and was now on short sale at $249,000. We thought our house which peaked at about $310,000 was now worth about $250,000, but thats all in the bin now with those short sale prices.
I don't know why the price should be so low, but then again Carl lives up that neck of the woods, so they've probably got wind he's an ex-council tenant!! LOL

I live in Bellallago and have done so since 2002. There are many foreclosures here so I've been told and many more rented out. The community is not what it was, unfortunately, due to the property crisis.

You can buy 2 acres where I live for $35 since I moved in. and that was before the prices went down.

I only expect to make a few thousand a year on my place..I'm still 80k plus up....not that it means much...its only 'on paper' money...and only good if you plan to sale...I love my neighbours the area...the house...made up my mind we'd not sale up before the crash...

Hi Annie,

why not try to rent to own? that may help

Susie, we have instructed our Realtor to do whatever needs to be done to either get it sold/rented etc etc. She e-mailed me this week and had worked really hard with a couple to get them to see our place, it was all arrranged, but they didn't show!!! She says this happens a lot. Pretty despondent really, but I am sure there are thousands in the same boat!

If it's okay I will advertise on here for people who have been agreed or are in the process of moving over and don't want to buy as yet and want to check out where they actually want to live - will offer a discount too!!!

Hi Annie,

Sorry if this has already been discussed (and discounted as an option) - but could you place it with a property management company who have the rental agreements...I'm not sure how it works exactly, but the guy on our sub division who's done that says at least it covered the costs for him until the market picks up! - just an idea?

The area will pick up if locals move in...I did tell people on villa forums years and years ago that prices will nearly always go by what the locals can afford in the end...we see the same thing on the Cape about every 5 years prices go up because so many people buy to rent out...they find it hard work so all seem to sell together bringing prices down......its going to be harder in the Orlando area to pick back up because of the amount of building and homes there are there but a lot of work is moving into the area..we have a lot of shop mangers living on our estate now.....the STRs are going..
we have a shortage of homes in some areas of the Cape already putting my home up $11k in one month...we have an advantage that the taxes here in our town are low so are the utility costs...we pay half the normal for the Cape...and you pay no tax on a second home at all...mostly down to having only one small school...

I don't plan on selling my FL home so its value is of little interest...that is only paper money...but I need my Cape home to go up so i can move on and buy 2 more homes with the money i make...I still think long term money is to be made in owning homes in the USA...that boat sailed for a long time to come in the Orlando area a few years ago...homes are now at a more reasonable price...but long term things will pick up again...which proves the point...never buy a house you don't want to own a long long time....and if you have to rent to own...don't buy...

I have no idea how people thought prices could keep going up at such a silly rate in the Orlando area...
